Abstract

Purpose

This paper aims to understand the spatiotemporal influence of metro rail connectivity on housing prices in surrounding areas. The study assesses the average annual price shift for apartments around metro stations in Delhi during the previous decade, specifically from 2010 to 2019. The authors examine the spatiotemporal extents to which housing prices are determined by the prominence of metro stations and spatial development around metro stations.

Design/methodology/approach

The authors perform the cross-tabulation analysis to calculate chi-square values to test the hypotheses concerning the responsiveness of the housing market in Delhi to the number of locational variables in the areas connected with the mass public transportation system.

Findings

The empirical findings verify the existence of a housing market overvaluation in Delhi around metro stations until 2013, which was eventually re-adjusted after 2014. The key findings of the study suggest the role of location variables concerning metro rails in the shooting up of the housing prices in the city. In addition, the research establishes the association of annual housing price shifts to the metro rails in the short-term, mid-term and long-term in conjunction with the distance from the metro station.

Originality/value

In the market, the prices are often overvalued by real estate agents due to better connectivity to the metro stations. The overvaluation eventually causes massive downfalls in housing markets and rollouts as a risk for the investors. However, the effect of mass transportation on housing prices is mixed in nature, limited to a certain extent only and not as influential as frequently portrayed by the market forces. This effect loses colour with time.

Abstract

Purpose

This paper aims to assess the effect of sustainable supply chain management (SSCM) , competitive advantage (CA) and customer relationship management (CRM) on organizational performance (OP).

Design/methodology/approach

A self-administered questionnaire was employed in the present study as a research tool, consisting of 20 items. Information was gathered from 93 executives employed in the supply chain management (SCM) division of the multiple organizations in Chattogram, the commercial hub of Bangladesh and the findings of the research were evaluated using SMART PLS 3.0.

Findings

The findings supported the hypotheses that were formulated. The analysis shows that SSCM and CRM are significantly related to OP. The results show, however, a positive but insignificant relationship between CA and OP. In developing countries, SSCM and CA are more likely to be employed by businesses in order to accomplish OP. However, the relation between CRM and OP has been given comparatively less importance. It has been suggested that CRM, together with SSCM, should be considered in order to achieve OP.

Originality/value

Earlier study neglected to use the CRM in the measurement of OP along with CA and SSCM. This research seeks to emphasize the influence of CRM in the organization, together with SSCM. This lets companies understand the effect of SSCM and CRM in general since those companies must respond to consumer demands to product and industry developments and transfer appropriate resources to enhance manufacturing processes that combine technological and managerial efficiency.

Abstract

Purpose

The present study was carried out to determine (1) essential minerals, total polyphenols, total flavonoids, moisture and ash of four selected South African herbal teas and (2) the effect of blending bush tea with other known commercial herbal teas.

Design/methodology/approach

The method used to determine moisture and ash contents followed that of the Association of Official Analytical Chemists (AOAC). Nine minerals were analyzed using inductively coupled plasma optical emission spectrometry (ICP-OES). The total phenolic and flavonoid contents were determined by Folin–Ciocalteu assay and aluminum chloride colorimetric assay, respectively.

Findings

The results of the study demonstrated that bush tea had a high ash content of 8.01% and special tea (9.23%), while honeybush (1.96%) and rooibos tea (2.17%) exhibited a low ash percentage. The mineral content was higher in bush tea and special tea than in rooibos tea and honeybush tea except for sodium, which was higher in rooibos tea. The blending of bush tea with special tea improved its potassium content from 22,937.00 mg/kg to 23,379.20 mg/kg. Blending bush tea with rooibos tea at a ratio of 25:75 increased the flavonoid content to 12.21 µg/mL.

Research limitations/implications

The results of the nutrients composition cannot be generalized as it is influenced by other factors such as soil type and seasons.

Social implications

Increasing the commercialization of indigenous teas.

Originality/value

The results of the study suggest that bush tea and special tea are nutritionally comparable with South African commercial herbal teas. Thus, the consideration for commercialization of these teas is crucial.
